Attorney Tony Dos Santos focuses on all facets of commercial real estate, commercial finance and general business law. He has significant experience representing developers, investors and lenders regarding complex commercial real estate transactions, including acquisitions, dispositions, leasing, financing, zoning and permitting. Additionally, Tony represents many closely held businesses regarding entity formation, succession planning, mergers and acquisitions and financing.  Tony also has a broad range of experience representing banks and other financial institutions. Tony currently serves as General Counsel for a local non-profit organization providing advice for all of the non-profit’s day-to-day operations including its development of affordable housing in Massachusetts and throughout the United States. These properties often include financing from multiple sources including federal and state tax credits, soft debt and subsidies from federal and state sources. He regularly serves as local counsel for large developers proposing developments in and around the greater Springfield area. Recently Tony served as local counsel for a proposed $800,000,000 casino project in West Springfield, Massachusetts.

Attorney Dos Santos has been recognized for his expertise and has won numerous awards including designation by the publishers of Boston Magazine as a Super Lawyer for 2021-2023 and Rising Star attorney for 2005-2015; designation by Lawyer’s Weekly as a 2007 Up & Coming Young Lawyer; and designation by BusinessWest as a “Forty under 40” award winner in its inaugural class of 2007. 

Tony received a B.A. from Boston College and a J.D. from the University of Connecticut School of Law where he was an associate editor of the Connecticut Journal of International Law.

From 2002 through April of 2012 Attorney Dos Santos was initially an associate and subsequently a partner at a large Springfield, Massachusetts law firm. Prior to his departure and the formation of what is now Crear, Chadwell, Dos Santos & Devlin, P.C. he served as the department head for his previous firm’s business law department.

Tony has served the greater Springfield community in many capacities including currently serving as Chair of DevelopSpringfield Corporation Board of Directors; the immediate past chair of the Westmass Area Development Corporation Board of Directors and also as a member of the Baystate Health Board of Trustees. Tony has previously served a local municipality on its finance Committee; six years on its Board of Selectmen with one year as Chairman of the Board; and as Town Moderator.

Attorney Dos Santos was admitted to the Connecticut Bar in 2000 and the Massachusetts bar in 2003.
